In 1987, with $600 in his pocket, David Mulvaney rode out of Wisconsin on a Yamaha Midnight Virago 920. Who would have thought that a trip to bike week could have such a long-term impact on someone's life? Dave fell in love with Florida and decided not to go back to the cold Wisconsin winters. He met his wife Beth in 1989, they married in 1991, and they have been married and best friends ever since. Beth and Dave have two adult children, David and Rachel.

​Dave wanted to learn the real estate business at a very young age. Purchasing the Carlton Sheets course just after high school, he bought every course and read every book he could find on the subject. His study paid off.

In 1992 Dave and Beth purchased their first investment property, a duplex that needed complete renovation. With $500 and some sweat equity, they were in the real estate business. Working nights and weekends, Dave and Beth completed renovations on one side and moved in. A couple of months later, they completed the other unit and rented it for $550 a month. Their monthly payment was only $389. The cash flow allowed them to live for free and generate $160 per month in positive cash flow. Later that year, Dave purchased his first company.

 

Since then, Dave and Beth have been self-employed entrepreneurs and have been investing in single-family homes, small multifamily properties, and, more recently, in commercial assets. They've bought and sold over 40 properties, and their companies have generated over 250 million dollars in sales globally.

Dave attributes their success in real estate to knowing how to evaluate the value of a property today and recognize where value can be added to increase cash flow and force appreciation based on short-term market conditions.

The secret is finding and negotiating a deal in a great neighborhood that works for all parties. 

Recognizing the potential for treacherous market conditions in mid-2006, they sold all their investment properties. They were 100% out of the real estate market prior to one of the biggest market crashes of the past seventy-five years. They re-entered the market after the market settled and have been active since. In 2015 Dave and Beth formed BDM Properties of Florida LLC and began doing business as BDM Capital Group LLC in 2021.

BDM Capital Group focuses on acquiring commercial real estate assets in emerging markets where there is job growth and value can be added. We help investors build wealth and passive income through conservative investments that provide predictable returns. Our process includes underwriting, acquisition, renovation, and the eventual sale of commercial real estate assets. We provide investors with a viable alternative to diversify their portfolio. Our primary objective is to preserve our investors' wealth while creating favorable returns.
